Upon signing of a Letter of Intent, tenant will be provided witha cadfile of the base building drawings which detail the condition upon which the building will be delivered. It will be a cold, gray box with the utilities stubbed in. The exterior of the building will undergo a renovation which includes replacement of the windows (at Landlord’s expense). The interior build-out will be the responsibility of the Tenant. 6,500 sq ft (can be increased up to 11,000 sq ft, if required by Tenant.
